Renting & Selling Regions

Homestead allows region owners to monetize their land by renting it temporarily or selling it permanently to other players. This creates a dynamic player-driven real estate market.

Overview

Renting:

  • Temporary access to your region
  • Renter pays for a specific duration
  • You remain the owner
  • Can cancel anytime
  • Recurring income opportunity

Selling:

  • Permanent transfer of ownership
  • Buyer pays once
  • Cannot be reversed
  • Complete ownership transfer
  • One-time large payment

Payment Processing

All payments from renting and selling go directly to the region owner's personal bank. Make sure your region has a bank account set up.

Setting Up Rental Signs

Step 1: Place a Sign

Place any type of sign (oak, spruce, birch, etc.) inside your region.

About Sub-Areas

You can place rental signs inside sub-areas too! This feature allows players to have all permissions in a specific area. For example, if you have an Hotel building, you can sell each room for a temporary duration!

If a sign was placed outside a sub-area, the rental sign will be marked for the entire region. Otherwise, if inside a sub-area, then the rental sign will be marked for that specific sub-area only.

Note that the rental signs must be inside the sub-area, not within its borders.

Step 2: Format the Sign

Write the sign text in this exact format:

Line 1: [Rent]
Line 2: (Region name)
Line 3: (Rental price)
Line 4: (Rental duration)

How Renting Works

For the owner (lessor):

  1. Place and format the rental sign
  2. Wait for a player to click it
  3. Receive payment in your personal bank
  4. Renter gains access for the duration
  5. After expiration, renter loses access
  6. You can cancel anytime via region menu

For the renter (lessee):

  1. Find a rental sign
  2. Click the sign to rent
  3. Pay the rental fee
  4. The rental sign breaks
  5. Gain access to the region
  6. Use the region for the duration
  7. Access expires automatically

Renter Permissions

Renter Access Rights

Renters (lessees) have extensive permissions in your region:

They CAN:

  • Build and break blocks
  • Access containers (chests, barrels, etc.)
  • Use doors, gates, buttons
  • Interact with everything a trusted member can
  • Stay for the full rental period

They CANNOT:

  • Change region flags
  • Modify permissions
  • Trust/untrust other players
  • Delete the region
  • Change the region name
  • Create sub-areas

Essentially, renters have full member access but cannot manage the region settings.

Canceling a Rental

Go to the region's menu and cancel the rental using the command /region menu.

Setting Up Sale Signs

Step 1: Place a Sign

Place any type of sign (oak, spruce, birch, etc.) inside your region.

About Sub-Areas

You cannot sell sub-areas! You can only sell regions. Placing a sale sign in a sub-area will mark it as selling the region!

Step 2: Format the Sign

Write the sign text in this exact format:

Line 1: [Sell]
Line 2: (Region name)
Line 3: (Sale price)
Line 4: (Leave empty)

How Selling Works

For the seller (you):

  1. Place and format the sale sign
  2. Wait for a buyer to click it
  3. Receive payment in your region bank
  4. Lose all access immediately
  5. Cannot reverse the sale

For the buyer:

  1. Find a sale sign
  2. Click the sign to purchase
  3. Pay the sale price
  4. Immediately become the new owner
  5. Get full control of the region

What Transfers with Sale

  • Full ownership of the region
  • All claimed chunks
  • All existing flags and settings
  • All sub-areas
  • Region bank balance (if any)
  • All structures and builds

Cannot Be Reversed

Selling a region is permanent and irreversible. Once someone clicks the sign and pays, you cannot:

  • Cancel the transaction
  • Get the region back
  • Undo the sale
  • Get a refund

The only way to get it back is if the new owner sells it back to you willingly.

Before Selling

  • Remove all valuable items from chests
  • Inform trusted members
  • Set a fair price
  • Consider if you really want to sell
  • Remove any personal decorations you want to keep
  • Make sure you've emptied the region bank (if you want the money)
